I am working with a client who is actively purchasing homes in your area. They select homes they wish to make
offers on from the local MLS data feed. Since your home is not listed in West Alabama MLS, my client is not
aware it is available. However, I do have the ability to present homes to them that are outside of MLS.
My client is buying homes at or above FAIR MARKET VALUE in their AS IS condition. These are not wholesale or
cents on the dollar type offers. Offers will be CASH with a 30 day closing date. The buyer will request to use their
title/closing agent. If you agree, they will ask you to pay $650 in closing cost and pro-rated property taxes. You
will also be required to pay a real estate commission in the amount of 3% of the purchase price.
Homes must meet the following criteria to be submitted:
Year Built: 1950 +
Square Footage: 1,000 +
Purchase Price: Under $225,000
This is a pretty straight forward process. There are no hidden fees, tricks or gimmicks. As the former owner of
Benchmark Realty, I have been selling real estate in Tuscaloosa since 2007. This is by far the easiest and
smoothest transactions out there.
